What I found when I entered this Home…..

On a windy fall day , the leaves were all golden and orange, whistling goodbye to the trees  in the gale, leaving the trees broad shoulders Naked  and prickly to the eye, as I made my way to a beautiful home, in the Bay area.

  As I made my way into the  kitchen counter was falling apart, glues and taped to make it stand, and that did not surprise me, in fact that was brilliant, what really surprised me was their cabinets….under the sink was so rotten that I was surprised it was holding on …allowing the heavy tile counter to rest on top of it…

Now again, that did not surprise but that , there was mildew growing where the water damage ran ransacked the draws, tilt rays and underneath, if I gave it a gentle shove, the entire rickety kitchen would come tumbling down…Holly Molly, the silence could be sliced in half by a butcher knife.   Moments passed, which seemed like an eon, another moment skipped by before I gathered my thoughts and courage, though my surprised and perturbed customers spoke first.  It sounded like a horse Whisper, What Gives?  

They did not want a logical answer, they wanted a counter top already installed and the place in order.   To top this, the linoleum floor was on top of the slab glued, down.  Now the home was a much older home build in 1970, so there must be asbestos underneath the floor, the damage was deep….

What needed to be done?  I regrouped, and thought about similar homes and all my experience, I needed a solution.   I was not a novice, I recommended the couple to leave the linoleum floor as is, put engineered , though a moisture barrier would be necessary, and yes when the engineered wood is laid a backing is needed, and that’s on the back of the engineered wood.

Tips:

1: Always pay attention to areas which are hidden
2: Under sink, even around  the sink
3: Type of counter top, if cabinets are old/ not wood
4: What’s causing leak, pipes or the connection of sink and faucet
5: Is there wood block under counter top, makes it heavy.
